Can't access TWRP (eu 8.8.3)

Hello,
I'm having a weird issue and I've been trying to cope with it somehow for long time, but with no luck and I decided to ask here for help.
My current rom is weekly 8.8.3. With the newest build deployed a couple of days ago, I decided to move to 8.10.11 so I downloaded TWRP for Polaris from https://www.androidfilehost.com/?w=files&flid=50678
I use Minimal ADB & Fastboot 1.4.3

I gave the permissions upon connecting the phone to the PC, USB debugging is on
When the phone is launched in a regular way:
-"adb devices" lists the device
-"adb shell ls /sdcard" returns data
-Android Device is displayed in device manager
When in fastboot
-"fastboot devices" recognizes the device
-Android Device in device manager

But:
"fastboot flash recovery twrp.img"
"fastboot boot twrp.img"
results in rebooting the phone

In addition, when I try to go to recovery from updater app, it behaves in the same way - just reboots

What's wrong?

The problem is the TWRP you are using, it doesn't work with Pie based ROMS. I'm using the v10 recovery from xda developers. https://forum.xda-developers.com/xiaomi-mi-mix-2s/development/recovery-twrp-mix-2s-t3790922

A full wipe is necessary, do a back up.
