Xiaomi Mesh AX3000 - Disable DHCP in Router Mode

I'm getting so frustrated with these Mesh routers and the oddities of the software.

All I'm trying to achieve is the ability to use 3 SSIDs by splitting 2.4/5Ghz and enabling Guest mode.

I have my own Asus router, so would like to set x2 AX3000 units up as Access Points.

For some reason, you cannot enable Guest Network in AP mode. Why???

I thought I would try getting around this by setting it up I. Router node, with the intention of disabling DHCP. This mode allows me to enable the Guest network which I need, although bizarrely, this can only be done via the Xiaomi Home app and not on the Web GUI. Again, why???

The stumbling point this time is that I can indeed disable DHCP, but then devices connected to the mesh unit are simply ignored and not given an IP address. Presumably this is because I cannot change the LAN IP to the same subnet as my main router because it is in the same subnet as the WAN.

I have have to use the 192.168.1.x range because of a number of static addresses I have set up, but yet again, the AX3000 NE units cannot change the 3rd octet on the range, only the 4th! I am so fed up with trying to get a simple thing like this to work and I am now almost out of ideas. It's such a shame, because the hardware seems to be excellent and the range/performance of the units is also great. It's let down by really, really poor software.

Another oddity. You can't have an SSID or an admin password with a special character on the app, however you can set this up fine on the Web GUI. If your admin password contains a special character, then you can't login using the app because it doesn't recognise the 'illegal' character, but uou can still access the Web GUI? Who on Earth is overseeing this shoddy software?

Xiaomi - please sort this out. Enabling Guest network in AP and via GUI is surely a really basic feature of an AP/Mesh system!
