First you have to rename Fastboot file to .TGZ extension then you will see all files.

Boot into TWRP make backup. then click on install select update file after installation wipe cache and dalvik reboot

Try checking option "accept all file types"

I think this is because of VENDOR Rom. can you post screenshot of Device info.

You have to cook the same boot.img which rom you are using (extract it from rom) i cant get you (If i flash the official TWRP must i delete the rom i have now or can i keep it and only install TWRP??) what are you up to...?
