Update error - All Mirrors are currently offline. Try later - manual install doesn't work

So, I installed Xiaomi.eu weekly 21.9.1 on my Poco F3 using the Official instructions.

I have since updated a couple of times using the updater and am now on 12.9.17 beta but today when I went to update I am getting the message All mirrors are currently offline, try again later.

I have tried downloading the zip file from https://sourceforge.net/projects/xi...0_POCOF3_21.11.3_v12-12-fastboot.zip/download both directly to the phone and to my PC then copying to the phone and then using the (...) to choose the update package which then successfully reboots to twrp recovery but when I select the zip to install it appears as if it is going to install but then immediately goes back to the TWRP main page without installing.

The problem is that you don't read. There is a fastboot in the ROM name. You cannot install it in TWRP.
Thanks, I do read but I was not aware that Fastboot in the name means you cannot install via TWRP, I thought it means that you Can install via Fastboot if you want not that you have to.

Is there a reason why some releases are TWRP and some Fastboot? The last TWRP version seems to be 21.10.13. If I install 12.11.3 via fastboot will I then be able to still use the updater later to install a later TWRP version or should I just stick with TWRP versions for now and also why does the updater detect this Fastboot version as an available update? It should only detect usable versions and ignore fastboot versions if it cannot update using them.
 
Ok I think I may have figured out why these last few are Fastboot only, because they are android 12 not 11. I guess that means that TWRP is not yet working for 12 maybe?
